Camden officials are quietly advancing plans for a new 25-story office tower that would transform the city’s skyline and become South Jersey’s tallest commercial building. Proposed for the parking lot near Federal Street and Broadway, the project—known as The Beacon Building—would deliver roughly 500,000 square feet of Class A office space adjacent to the Walter Rand Transportation Center.

The development team, led by the Camden County Improvement Authority, is navigating key steps including site ownership, tenant commitments, and securing Aspire state tax credits. Early interest from major players like Cooper University Health Care, Rutgers University, and the state judiciary could fill nearly half the tower, helping attract financing and additional tenants.

Officials say the project represents a bold statement for Camden’s ongoing revitalization—combining prime transit access with modern design to create a landmark destination for business and community growth.
